While illustrative at this stage, the proposed masterplan has been designed to respond to the identified constraints and opportunities and sets out the potential layout of the scheme and guiding principles for its future detailed design. This would draw upon the traditional characteristics of West Worthing, with design references made to local buildings which would preserve and enhance the existing context within the application site.

The scheme would make use of a restrained palette of materials that are sympathethic to the surrounding area of West Worthing, using subtle changes in the composition of materials to strengthen the identity of individual spaces and vistas within the application site and with key buildings making use of tile hanging, render and weatherboarding.

The proposals would integrate the site into its surroundings and focus on enabling connectivity to both the existing neighbourhood and to the adjacent countryside. To aid this the layout has been designed to be distinctive and easy for people to understand and move through.

The proposals would provide up to 300 new family homes with a broad range of 2, 3 and 4 bedroom houses. Affordable homes compromising a mix of properties will amount to 30% of the overall total, in line with Worthing Borough Council policy.
